JACKSONVILLE, Fla., Oct. 12, 2026 /Dan Ventures/ -- Dan Ventures USA LLC, a self-funded real estate and venture company based in Jacksonville, today announced Rent-Ready, a national program that helps small landlords across the country buy and finance rental homes on the strength of verified rent.
Debt-service coverage ratio (DSCR) loans let investors qualify on a property's rental income rather than their personal income. Investor and DSCR loans grew from 22% of non-QM mortgage production in August 2022 to 35% in August 2026, according to Optimal Blue data reported by HousingWire. The loans are helping fund the renovation of long-vacant homes, but inflated values and loose underwriting have led some lenders to pull back from the neighborhoods that need capital most.
Rent-Ready is built to close that trust gap. It has three parts. The Readiness Desk, offered nationwide through Switchback, the company's capital advisory, will prepare landlords with up to 10 properties for a DSCR loan for a flat fee, with rent comps, a DSCR calculation, a lender-ready file and introductions to vetted lenders. Verified Turnkey Homes will be vacant and distressed homes in markets across the country that Dan Ventures acquires, renovates using Common Frame's construction methods, leases and sells with a signed lease, an independent appraisal, an inspection and a 12-month rehab warranty. The Verified Rent Packet will give buyers and lenders an independent check of rent, renovation and ownership history.

Dan Ventures does not lend, broker loans or accept compensation from lenders. Rent-Ready fees will be flat and agreed in writing in advance.
