Do you lend money or arrange loans?
No. Dan Ventures doesn't lend, broker loans or take any payment from lenders. We help you get ready and introduce you; the lender makes its own decision.
What does it cost?
Joining the waitlist and the DSCR check are free. Readiness Desk work will be a flat fee agreed in writing before we start, never a percentage of your loan and never tied to closing.
When will the first homes be ready?
We expect the first verified homes in the first half of 2027, in markets across the country. Waitlist members hear first.
If you sell homes and advise buyers, isn't that a conflict?
We'll always tell you in writing when a home is ours, and we'll show you homes from other sellers too. You're never required to buy from us.
What is a DSCR loan?
A debt-service coverage ratio loan is a mortgage for rental property that qualifies you on the property's rent instead of your personal income. Rates are usually higher than a standard mortgage, and most lenders want a DSCR of 1.0 to 1.25.
