Jacksonville infill lab.
Two urban infill projects in Jacksonville where we test new ways to build and run housing: modular construction, AI, 3D printing and robotics. What works here becomes the playbook for Common Frame and Counterpoint.

Early concepts

Concept renderings for illustration only. Designs will change through planning, permitting and construction.
What we're testing
Modular construction
Factory-built components to shorten schedules, tighten quality and keep crews safer on small urban sites.
3D printing
Printed walls and building elements where they save time, material or cost, and hold up to Florida weather.
Robotics
Layout, site work and repetitive tasks handled by machines, so skilled people spend time where it counts.
AI
Our own model for underwriting, scheduling and project management, and later leasing and property management.
Why infill
- Uses land, streets and utilities that already exist
- Adds homes close to jobs, transit and services
- Small sites suit faster, factory-based building
- Lessons carry straight into Common Frame and Counterpoint
The road to 2027
Design
Site planning, unit mix and building systems. Where we are now.
Approvals
Zoning, permitting and utility coordination with the city.
Break ground
Targeted for 2027.
Build and test
Measure cost, speed, quality and energy use against conventional construction.

Questions
Where are the sites?
Both are in Jacksonville. We'll share more detail as the projects move through approvals.
Why call it a lab?
These projects exist to test new technologies and processes on real homes, then carry what works into our other projects.
Can my company take part?
Yes. We want to hear from modular builders, 3D-printing and robotics companies, software teams and local trades. Start with the partner form.
How will you share progress?
Through Groundwork posts as milestones happen, and on this page.
Can I invest?
Any investment would be offered only through formal offering documents, to eligible investors, where the law allows. Send a note through the partner form and we'll follow up.
