Projects · Project Palmline

From palm farmto hometown.

Project Palmline is a 500-acre working palm tree farm in Homestead, Florida, acquired by Dan Ventures. We plan to turn it into a master-planned community, keeping the long rows of palms, the lake and the open sky that make the land special.

Why Homestead

Homestead sits at the southern edge of Miami-Dade County, between Miami and the Florida Keys and next door to Everglades and Biscayne national parks. It's one of the last places in South Florida where you can still find 500 acres and plan a whole community at once, instead of building one lot at a time.

That's the kind of place we look for: overlooked land with real character, where thoughtful planning can create something that lasts.

What we're planning

  • Built around the land. The palm allées and the lake are the starting point for the plan, not something to clear away.
  • A real neighborhood. Homes, open space and places to gather, planned together from day one.
  • Attainable by design. We want people who work in the area to be able to live there.
  • Built smarter. We'll bring the construction methods we're testing in our Jacksonville lab, including modular construction, to a larger scale.

Tested first in Jacksonville

Before we build at Palmline's scale, we prove our methods on real homes. Our two urban infill projects in Jacksonville are a working lab for modular construction, 3D printing, robotics and AI. They're in design now, with groundbreaking targeted for 2027, and what we learn there carries straight into Palmline.

Get involved

Groundbreaking is about four years out, and we're early in master planning. We want to hear from builders, designers, future residents and partners who'd like to be part of it.
