About you

Who should we send the score to?

Best use

What type of property or opportunity are you inquiring about?

Your role

How are you connected to this land?

Location

Where is the land? An address, a parcel number or at least the city, plus the state.

Size and price

How big is it, and what's the asking price? Without a price, price and economics can't score above 8 of 20.

Zoning and access

What's the zoning, flood zone and road access? Skip anything you're not sure about.

Utilities and permits

Which utilities are at or near the site?

Terms

What's the seller's timeline, and what terms are on the table?

The story

Tell us about it. Why this land, what's around it, and anything we should know.

Documents

Upload up to three PDFs or photos, 8 MB each. A survey, site plan, offering memo or zoning letter helps the most.

Please don't send bank details or ID documents.

    Review and submit

Check your answers, then send it to Liftie for scoring.

    How a park deal moves

RV and mobile home park owners, brokers and bird-dogs submit a park through Trailhead. People at Mr. Good and Dan Ventures review every park. Nothing is turned down automatically, and every step after the questions happens in a private, secure deal workspace.

      The seller

      Answer ten questions

Location, asking price, room for duplexes, utilities, zoning, local demand, occupancy, income and ownership, with an optional P&L upload.

      Review the park

The team reads every answer. Each seller gets a private deal workspace link by email, and parks that fit are opened up for the next steps.

    3. 03

      The seller

      NDA and proof of funds

Sign the NDA in the workspace. Mr. Good's proof of funds opens once it's signed.

    4. 04

      The seller

      Due diligence

Mr. Good asks for the documents it needs, such as the P&L, rent roll and tax returns, and the seller uploads them to the secure workspace.

    5. 05

      Mr. Good

      Review and seller call

The team goes through the documents and talks with the owner about the park and the plan for it.

    6. 06

      Mr. Good + Dan Ventures

      Offer and agreement
